Do not price from a single neighbour's listing. In our October 2026 DHA Phase 3 research we found a 10 marla house advertised at Rs 4.75 crore under Phase 3 while the card's own tag said Phase 4. One misfiled card, repeated as a comparable, can cost you a realistic price.
Adjust for your plot's exact position
Two plots in the same block, same size, same week can still ask meaningfully different prices, and the difference is almost always position. Corner plots, park-facing plots and plots on wider roads or boulevards command real premiums in every mature Lahore society. A 150-foot road frontage in DHA Phase 5 once pushed a 1 kanal card to Rs 7.25 crore while ordinary streets in the same phase sat near Rs 4 crore, in our October 2026 research.
Paperwork changes the price too. A possession plot ready to build on and an affidavit file for the same size in the same phase are different products, sometimes separated by 20 to 30 percent or more. Our October 2026 Phase 2 listing research found exactly that gap between paper and ground. If your property is the weaker version of the pair, price against the weaker comparables, not the stronger ones.
Extra land matters as well. Some Lahore plots carry more than their stated size, and that extra land is worth real money. Measure it, document it, and price it in.
For houses: price the land and the building separately
A house is two assets sold as one, and sellers go wrong by pricing them as a single feeling. Our guide to how much your house is worth in Lahore separates the two, and the pricing method is the same for sellers.
The land half comes from plot comparables in your own block, exactly as described above. The building half is what it would cost to rebuild the house today, minus an allowance for age and condition. Current Lahore construction rates from our October 2026 cost research put grey structure at roughly Rs 2,800 to Rs 3,500 per square foot of covered area and a finished A-grade home at Rs 6,700 to Rs 8,800. A 2,500 sq ft covered house therefore carries roughly Rs 1.87 crore of new-build value at a mid-range finish, before the plot, and a ten-year-old version of the same house is worth less than that after depreciation.
One trap specific to houses: anchoring to the builder's new price. Brand-new builder houses in DHA Phase 7 were asking Rs 4.5 crore to Rs 8 crore for 10 marla in September to October 2026, but that is the top of the market for new product with the builder's margin inside. A five-year-old resale house in the same block is a different product and should be compared against other resale houses of similar age and condition. Sellers who price against the builder's launch number sit on the market.
Set the asking price with room to negotiate
Once you have your evidence-based floor, set the listing slightly above it. Most Lahore deals close after some negotiation, and a price with a few lakh of room lets the buyer feel they won something while you land where you wanted. What you want to avoid is pricing so high that no one calls, because the first two weeks of a listing are when it gets most of its attention.
This is also where listing freshness becomes a pricing tool in reverse. Portals reward fresh cards, and buyers read an old card as a desperate seller. If your price is right from day one, you get the viewings early and negotiate from strength. If you start high and reduce in stages, every reduction teaches the market to wait for the next one.
Subtract what the sale actually costs you
The asking price is not what you keep. Budget these before you agree on a price, because they come out of your proceeds. Our property tax guide covers each in detail.
| Cost | Who pays | What to know |
|---|
| Advance tax under section 236C | Seller | 2.75% for filers on the Active Taxpayers List, higher for non-filers; charged on the FBR value or the declared price, whichever is higher; adjustable against annual income tax |
| Capital gains tax | Seller | 15% flat on the net gain for property bought on or after 1 July 2024; older acquisitions follow the old holding-period rules |
| Society or authority transfer fee | As agreed between buyer and seller | Set by each society; confirm the current schedule before transfer day |
| Agent commission | As agreed | Agree it with your dealer in writing before the deal moves forward |
A worked example makes the point. Take a filer selling at an agreed price of Rs 3.5 crore, with the FBR value of the property at Rs 3 crore. Section 236C applies to the higher figure, so 2.75% of Rs 3.5 crore comes to Rs 962,500, paid at transfer and adjustable against the seller's annual income tax. If the seller bought the property in 2025 and is selling at a net gain of, say, Rs 50 lakh, the 15% capital gains tax adds another Rs 7.5 lakh to the bill. Add the transfer fee and an agreed commission, and the number you keep can sit several lakh below the headline price. These are illustrative figures, so confirm the current rates with the FBR or a tax professional before your transfer date.
The FBR value line deserves emphasis. Because 236C is charged on whichever is higher, the FBR value or your declared price, a property whose FBR valuation sits close to its market price carries a real tax cost. Check the FBR valuation table for your area before you finalise numbers, not after.

You do not have to assemble all of this by hand for a first reading. Get an AI-generated estimate for your property with Shakir Estate's free AI Property Value Estimator: enter the society, phase, block, size and property characteristics, and it returns an estimated range built from current listing research, normalised per marla with outliers removed.
AI valuations are estimates based on available market information and property inputs. Actual sale value can vary according to exact location, condition, plot orientation, street width, development status, demand, documentation and negotiation. For houses especially, condition and finishing quality are hard to capture without a site visit, so treat the estimate as your starting point and get a professional opinion before you lock in a price.
Frequently asked questions
Should I list above the price I want, or at the price I want?
Slightly above, with room to negotiate, but close enough to your evidence-based floor to attract genuine calls. A price that invites a few lakh of negotiation closes better than one that invites no calls at all.
How many comparables do I need?
Three to five is enough, provided they are genuinely comparable: same society, phase and block, same size category, listed in the last few weeks, with outliers removed. One neighbour's listing is an anecdote, not a valuation.
Does renovation before selling pay for itself?
Targeted repairs usually do: paint, plumbing fixes, kitchen and bath refreshes, anything a buyer's visit would flag. Full luxury renovations rarely return their cost unless the whole street trades at that level. Price the house for its condition instead.
Should I wait for the market to rise before selling?
Only if you have evidence for a specific reason it will rise. Lahore phases move on possession announcements, development milestones and index revisions, not on the calendar. An overpriced wait usually costs more in carrying cost and stale-listing discount than a rising market repays.
What is the single biggest pricing mistake Lahore sellers make?
Pricing from a neighbour's asking price instead of actual comparable sales. Asking prices are opening bids, and the highest one in your block is often the weakest comparable, not the market.
Can an overseas Pakistani get a realistic price estimate without visiting?
Yes. Provide the exact society, phase, block, size and position details to the estimator, and cross-check against current portal listings for your block. A registered power of attorney can handle the sale itself without you travelling.
The point to carry into your listing
Price from comparables, adjust for your exact position, price land and building separately, leave room to negotiate, and subtract the taxes before you spend the money in your head. Do that work and you list with confidence instead of hope. And if you want the full process beyond pricing, our complete guide to selling property in Lahore walks through documents, bayana, transfer day and handover.
