How Much Is My House Worth in Lahore? A Practical Valuation Guide

A Lahore house is really two assets sold as one: the land and the building. Learn how valuers separate them, what moves the number, and how to get an honest estimate before you sell or buy.

A house in Lahore is really two assets sold as one: the land underneath and the building on top. Most valuation arguments come from mixing the two up. Sellers price the memories. Buyers price the bricks. A valuer separates them, prices each on its own evidence, and adds the two together.

That separation is the whole method. Everything below is how to apply it.

Start with the land, not the house

In most of Lahore's established societies, the land is the larger half of a house's value, and in premium blocks it can be two-thirds or more. So the first step of any house valuation is really a plot valuation: what are similar plots in the same block trading for right now?

Get that number first. A house built on a Rs 3 crore plot and an identical house built on a Rs 2 crore plot are not worth the same, and no amount of Italian tiles closes that gap.

One common mistake: comparing your house against plots in a different phase of the same society. DHA Phase 5 land and DHA Phase 9 Prism land are different markets. Same rule as plots applies. The land component must come from your own block or the closest comparable one.

Then price the building: replacement cost minus age

The building is worth what it would cost to rebuild it today, less an allowance for its age and condition. Valuers call this the cost approach, and it is the honest way to handle construction because no two houses age the same way.

Replacement cost starts with covered area, not plot size. A 10 Marla plot can carry 2,500 sq ft of construction or 4,000 sq ft depending on the design, the number of storeys and the society's coverage rules. The building's value follows the covered area.

A 10 Marla double-storey house at standard turnkey specification currently costs roughly Rs 2 crore to Rs 2.55 crore to build new, and a 1 Kanal roughly Rs 3.25 crore to Rs 4.25 crore. Rates move with cement, steel and labour, so treat any figure older than a few months with suspicion.

Then comes the subtraction. A ten-year-old house is not worth its replacement cost. Paint fades, plumbing ages, designs date, and buyers discount for the renovation they will have to do. The size of that discount depends on maintenance and construction quality more than the calendar: a well-kept fifteen-year-old house with solid bones can outvalue a poorly built five-year-old one. This is where a physical inspection earns its keep, and where automated estimates are weakest. Condition is hard to judge from a form.

Finishing grade matters enormously and is the most underestimated factor in casual valuations. On the same covered area, the difference between a basic finish and a luxury finish can run into crores. Imported fittings, solid woodwork, designer kitchens, basements and smart-home systems all cost real money to install, and buyers pay for them. Equally, a house marketed as "luxury" with cosmetic upgrades over a weak structure is not a luxury house. Look past the paint.

What moves the number most

Beyond land and construction, these are the factors that consistently separate two houses on the same street:

Two houses of the same size in the same block can still differ by 20 to 30 percent on these factors alone. That is normal. It is also why single-number valuations from a casual conversation should be treated as opening bids, not verdicts.

Why the builder's new house is not your comparable

New builder houses set the ceiling, not the benchmark. A builder selling a brand-new 10 Marla in DHA Phase 7 prices in their construction cost, their financing cost, their marketing cost and their margin. Recent Zameen listings show brand-new 10 Marla houses in DHA Phase 7 asking between roughly Rs 4.5 crore and Rs 8 crore, and in DHA Phase 5 between roughly Rs 5.4 crore and Rs 6.5 crore, with the spread driven by finish level, basement and exact block. Those are asking prices, and they are the top of the market for new product.

A five-year-old resale house in the same block is a different product. It should be compared against other resale houses of similar age and condition, not against the builder's launch price. Sellers who anchor to the builder's number sit on the market. Buyers who understand the difference negotiate from comparables.

A quick way to sanity-check any house price

Put the two halves together. Take the land value from recent plot comparables in your block. Take the covered area, multiply by a current replacement rate for its finish level, and subtract a sensible allowance for age and condition. The sum is your working valuation, and it should land near what similar houses nearby are asking. If it doesn't, one of your inputs is wrong, and that disagreement is worth investigating before you list or make an offer.

To make it concrete with round illustrative figures: a house on land worth Rs 2.5 crore by local comparables, with 3,000 sq ft of construction that would cost Rs 2.1 crore to rebuild at its finish level, less roughly Rs 40 lakh for a decade of wear, gives a working valuation near Rs 4.2 crore. Change any input and the answer moves. That sensitivity is the point. A valuation is only as good as its inputs.

Before you list or make an offer

  3. Compare against houses, not plots, in the same block and size category, matched for age and condition.

Does construction cost equal the building's value?

No. Construction cost is the replacement cost of a new building. An existing building is worth its replacement cost minus depreciation for age, wear and outdated design. A house that cost Rs 2 crore to build ten years ago is not worth Rs 2 crore of building today.

Which matters more: plot size or covered area?

Both, for different halves of the value. Plot size drives the land component; covered area drives the construction component. A larger plot with a small, old house is mostly a land play. A fully built house on a standard plot gets much of its value from the construction.

Should I renovate before selling my house in Lahore?

Targeted repairs usually pay: paint, plumbing fixes, kitchen and bath refreshes, and anything a buyer's inspector would flag. Full luxury renovations rarely return their cost on sale unless the whole street trades at that level. Price the house for its condition instead of renovating to chase a higher bracket.
