LDA Pine Executive and Pine Access Balloting: What the December 10 Draw Means for Buyers

LDA is putting fresh plots on the table. Business Recorder reported this morning, 3 November, that at a meeting chaired by LDA Director General Tahir Farooq yesterday, the authority reviewed its launch plans for Pine Executive and Pine Access inside LDA City. The headline detail: 1-kanal residential plots in Pine Executive will be allotted through a balloting process on 10 December, with 3 December as the participation deadline. Commercial plots in Pine Access, starting with 8-marla and 2-kanal cuts, were also launched in a first phase. A separate commercial auction for the Lahore Technology Park near Arfa Karim Tower is set for 3 December.

Before going further, one discipline note. The dates above come from a single news report this morning. They have not been corroborated by a second outlet or by an official LDA notice yet. The plot sizes and the projects themselves, on the other hand, are well confirmed by earlier independent reporting. This article keeps those two buckets strictly separate.

The short version

What was actually announced

The 2 November meeting was a review of launch plans, and the projects were described as "launched". For Pine Executive, the DG's own words, as reported, were that "a magnificent one-kanal residential project for citizens is being developed" in a prime area of Pine Avenue. For Pine Access, the first phase covers 8-marla and 2-kanal commercial plots.

This did not arrive out of nowhere. A week earlier, on 26 October, Urdu outlets reported a DG-chaired meeting that had decided to launch a Pine Sector in LDA City and the Lahore Tech Park soon. That coverage, from Baldiyat Times and City42, listed the same core sizes: 1-kanal residential plots, and 2-kanal, 8-marla, 6-marla and 4-marla commercial plots in the Pine Sector. It also listed the Technology Park commercial plots at 1 kanal, 15 marla and 8 marla, to be sold by auction. Going further back, Manahil Estate reported on 6 October that LDA's governing body had approved a new Pine Sector in LDA City along with a roughly 117-kanal Tech Park near Arfa Karim Tower, effective from the 19 August budget decision.

So the sizes and the projects are confirmed across independent sources. What is new today is the timetable and the product names.

The names are new; the plan is not

One point of clarity for anyone who has been following this story. The October reporting called the project "Pine Sector" or the "Pine Avenue Extension". The names Pine Executive and Pine Access appear in today's Business Recorder report only. They may be the official product branding for the launch, or they may be working names. Until an LDA notice confirms them, treat them as labels for the same Pine Sector project the Urdu press has been covering since late October. If you search for updates, check both names.

What is confirmed, and what is only reported

Confirmed by at least two independent sources:

  • Plot sizes: 1-kanal residential in Pine Executive; 8-marla and 2-kanal commercial in Pine Access phase one (Business Recorder plus the 26 October Urdu coverage).
  • Technology Park commercial sizes of 1 kanal, 15 marla and 8 marla (Business Recorder, Manahil Estate, the October Urdu reports).
  • The Pine Avenue commercialisation tailwind: Dawn reported on 23 October that LDA plans full commercial status for Pine Avenue by year end, with DC-rate revision underway, and a proposal projecting Rs 134 billion in commercialisation fees over five years.
  • Current LDA City market context: a fresh 1-kanal file asks Rs 93 lakh on dealer rate boards updated 27 October (Bodla Brothers), matching the early-September figure from LahoreRealEstate.

Reported by one source only (Business Recorder, this morning):

  • The 3 December participation deadline and 10 December ballot date.
  • The two-year payment plan for Pine Executive.
  • The 3 December date for the Technology Park auction and its "easy instalment plans".
  • The Executive and Access names themselves.

That is the whole honest picture for now. Everything below that draws on history is there to help you prepare, not to fill in blanks the authority has not published yet.
