Lahore Smart City Plot Prices: How to Read a Listing Before You Pay
Lahore Smart City listings quote three different prices for the same plot: developer plan totals, old-tranche bookings and resale. Here is what each number means, from figures re-verified on 1 November 2026.

Lahore Smart City Plot Prices: How to Read a Listing Before You Pay
A 5 marla listing in Lahore Smart City can carry three very different prices, and every one of them can be "correct." A dealer quoting Rs18 lakh for 5 marla is usually holding a booking from the society's first price plan. The developer's own current schedule prices the same 5 marla at Rs26.80 lakh in the Executive Block. And on the resale side, a 1 kanal possessionable plot in the Overseas Prime Block asks Rs1.40 crore on a card that was live this morning, against a developer plan total of Rs84.90 lakh for the same size and block.
These are not contradictions. They are three different products wearing one brand name: the developer's installment plan, an older-tranche booking changing hands, and resale plots that are either balloted or possessionable. Read the wrong number as the market price and every comparison you make will be off.

First, ask which price the listing is quoting
Before anything else, sort every Lahore Smart City listing into one of three piles.
Developer plan total. A fresh booking at the current schedule. This is the price of the paper, paid over three years, while development is still underway.
Older-tranche booking. A booking from an earlier price plan (1st, 2nd or 3rd plan) being resold. The headline total is lower because the price was locked when that plan was current.
Resale plot. A balloted or possessionable plot. Balloted means a plot number exists but development may be incomplete; possessionable means the buyer can actually take the plot. These trade on portals at prices set by owners, not by the developer.
Developer plan totals, re-verified 1 November 2026
The developer's schedule, as published on wall.pk and re-checked today (the page was last updated around 14 October 2026), runs as follows. All figures are plan totals, not asking prices from resale.
| 5 marla | 7 marla | 10 marla | 12 marla | 1 kanal | |
|---|---|---|---|---|---|
| Executive Block | Rs26.80L | Rs34.90L | Rs49.45L | Rs54.25L | Rs80.50L |
| Overseas Block | Rs28.45L | Rs37.00L | Rs53.25L | Rs57.50L | Rs84.90L |
The payment structure is 10 percent on booking, another 10 percent as confirmation a month later, then 12 quarterly installments spread over three years. Registration, processing and miscellaneous fees run Rs12,000 for 5 marla and Rs15,000 for the larger cuts. Position surcharges are printed into the plan itself: 10 percent extra for park-facing, corner or main-road (41 to 99 feet) plots, and 15 percent for the main boulevard of 100 feet or more. Pay the whole amount upfront and the plan offers a 10 percent rebate; pay half and the rebate is 5 percent.
Commercial cuts sit in a different column: Executive 4 marla at Rs1.50 crore and 8 marla at Rs2.90 crore; Overseas 4 marla at Rs1.55 crore and 8 marla at Rs2.95 crore. The Sport City odd cuts (2.66 marla at Rs69 lakh, 6 marla at Rs1.68 crore) are a separate product and should never be averaged into the standard 5, 10 marla and 1 kanal bands.
Why a dealer's quote can sit well below the developer's schedule
This is where most of the confusion comes from. Lahore Smart City has sold through several price plans, and bookings from earlier plans still change hands. A rates table on manahilestate.com, dated 21 July 2026 and still live today, lays the tranches out plainly for the Executive Block:
| Old | Regular | Fresh | |
|---|---|---|---|
| 5 marla | Rs18L | Rs21.60L | Rs26.85L |
| 10 marla | Rs33L | Rs39.60L | Rs49.45L |
| 1 kanal | Rs54L | Rs64.80L | Rs80.50L |
siteandcottage.com carries the same three generations as 1st, 2nd and 3rd plans, with identical totals. The "fresh" row matches today's developer schedule (Rs26.85 lakh against the plan's Rs26.80 lakh is a rounding artifact in the July table, not a conflict).
The practical lesson is simple. A first-plan 5 marla booking carries a total roughly 35 to 40 percent below the current fresh plan. When a dealer quotes a number well under the developer's schedule, the likely explanation is an older-tranche booking, not a bargain. Ask which plan the booking belongs to, how much has been paid so far, and whether the installments are current. Then run the plan's own math the way our guide to reading a payment plan before booking explains: sum every component and check it against the advertised total.
Resale: one live card, honestly labeled
Portal resale is the thinnest verified layer today. Of the five resale cards live in last week's research, only one survived a fresh check this morning: a 1 kanal possessionable plot in the Overseas Prime Block asking Rs1.40 crore on OLX, on a card about 17 hours old.
Set that against the developer's fresh plan total for the same size and block, Rs84.90 lakh. The possessionable resale asks roughly 65 percent more than the plan total. That gap is the possession premium: a developed, take-the-plot asset against paper on a payment plan. It is also a reminder that a plan total is never a resale comp.
The other four cards from last week's research were gone or unverifiable today, so this guide draws no resale band. A balloted 1 kanal in the Executive Block carried two conflicting figures (Rs85 lakh in one pull, Rs54 lakh in another), so that cell stays blank. A single-pull Rs85 lakh figure for a possessionable 10 marla in Overseas Prime stays out as well. A blank cell is not missing data. It is the honest answer when the market offers no second confirming source.
The listing traps we saw today
Seven patterns showed up in today's checks, and all of them are worth knowing before you call a dealer.
A commercial card at Rs1.40 crore for 4 marla in Overseas Prime sits at exactly the same price as the 1 kanal residential card. Same price, different product. Label every figure by size and product before you compare.
Several cards quote a "paid amount" or "booking price" as the headline. A 20 marla "confirm deal" card quoting Rs63.53 lakh is quoting a paid amount, not the plot's total price. A 10 marla card quoting the "initial booking cost of land" is the same pattern.
SA Gardens Phase 2 cards and Al Kabir Orchard cards keep appearing inside Lahore Smart City searches. Different societies, different prices. Exclude them.
One card's description says "Capital Smart City Lahore." No such project exists. Capital Smart City is Islamabad. "Smart City" on its own means nothing; confirm the society, the road and the interchange.
Lamudi cards that quote "Booking Price: X" as the headline are paid-now quotes, not total asks.
