Are Corner Plots Worth the Premium in Lahore?

Corner plots in Lahore routinely ask 10 to 15 percent more than inner plots, and developers now print the premium into official payment plans. This guide breaks down where the premium comes from, what resale data actually shows, and when a corner is worth paying for.

Are Corner Plots Worth the Premium in Lahore?

The short answer is that a genuine corner plot in Lahore costs about 10 percent more than a comparable inner plot, sometimes a bit more, and that premium is now printed into official developer payment plans rather than left to dealer negotiation. Whether it is worth paying depends on what the corner actually gives you: more light and air, a second access point, and stronger resale liquidity on one side; a higher entry price, more exposure, and extra upkeep on the other.

This guide separates what is documented from what is dealer talk. Every figure below is either from a published payment plan or a current asking price on a property portal, and anything we could not verify is left out.

Where the 10 percent comes from

The corner premium used to be a negotiation, something a dealer quoted differently to every buyer. Lately it has become policy. Etihad Town's official Phase 4 payment plan states the position surcharge in plain percentages: corner plots cost 10 percent more than the published land price, park-facing plots cost 10 percent more, and a plot that is both corner and park-facing costs 15 percent more. On a 10 marla file with a base price of Rs 1.05 crore, a corner unit comes to Rs 1.155 crore before development charges, which are billed separately. The developer's own page and its booking terms both carry these figures, and they survived a rate revision that took effect on 1 November 2026, so this is current policy, not a leftover line.

Other developers follow the same rough math. Zaitoon's plot-buying guide puts the corner premium at about 10 percent above the regular launch price on average. New Metro City Lahore applies a 10 percent charge on preferred locations, including corner units, in its October 2026 installment cycle, though that figure comes from a dealer news post rather than the developer's own site, so treat it as reported rather than official. Chahar Bagh mentions corner plot levies in its payment terms but publishes no percentage, which means no number can honestly be quoted.

The pattern is consistent enough to state plainly: in Lahore's new launches, a corner costs roughly a tenth more than the plot next door. Resale markets follow the same logic, only messier.

What resale listings actually show

Launch plans are tidy. Resale is not, because no two corners are alike and dealers quote the premium by feel. Still, same-block comparisons from late October 2026 listings tell a coherent story.

In Khayaban-e-Amin's Block M, a 10 marla corner plot was asking Rs 1.25 crore against an inner 10 marla in the same block at Rs 1.08 crore, a gap of about 16 percent. The corner card has since been taken down, so both numbers are asks, not deals, but the comparison is clean because it is block-matched. Read the Khayaban-e-Amin plot price guide for the wider block picture.

In DHA Phase 5's G Block, a 1 kanal corner was demanding Rs 4.25 crore while ordinary 1 kanal cards in the same block sat at Rs 3.65 crore, again about 16 percent. This one comes from a dealer rate board with an old page date, so take it as indicative rather than firm.

In Johar Town Phase 2, a 5 marla corner in Block R1 was asking Rs 1.65 crore against a floor of Rs 1.50 crore for ordinary 5 marla cards in Blocks R and R1, roughly 10 percent. These are late-October OLX ads, and the usual caution about portal pricing applies. The Johar Town plot price guide has the full block context.

Valencia Town shows how noisy this gets. Corner 10 marla cards ran Rs 2.25 crore to Rs 2.45 crore against ordinary cards at Rs 2.15 crore to Rs 2.35 crore, but the blocks differ across the comparison, so no honest single number comes out of it. See the Valencia Town plot price guide for why block discipline matters there.

One more data point comes from the public sector. Reading LDA's official advert for its 3 November auction, the starting prices for corner plots run about Rs 200,000 per marla above the plot next door. That figure is a publisher's arithmetic on LDA's numbers rather than an LDA-published premium, but the underlying prices are official.

How Accurate Is AI Property Valuation?
