1 Kanal Plot Price in Lahore: What the City's Biggest Residential Cut Costs Now

One kanal is twenty marlas, and right now in Lahore that one size asks anywhere from about Rs 1.1 crore to Rs 8 crore depending on where it sits. Both numbers are real listings from this week. Neither means much until you know the society, the block, and whether the paper behind the card is a plot you can build on or just a file.

The kanal is where listing traps do the most damage. At these prices, a misread card costs real money. This guide lays out current asking bands across the city's main societies, pulled from fresh portal listings and dealer boards on 22 October 2026, and shows how to read them without getting burned.

A note on method, because it matters: every figure below is an asking price, a seller's opening demand, not a confirmed transaction. Portals do not publish sale deeds. Treat these bands as the ceiling of the negotiation, not the value. Our plot valuation guide walks through how to turn asks into a realistic number.

The short answer

Across Lahore's main societies, 1 kanal ground plots currently ask roughly:

  • Rs 1.10 to 1.80 crore in Khayaban-e-Amin, the cheapest confirmed kanal band in a planned society
  • Rs 1.75 to 2.80 crore in Bahria Orchard, and Rs 1.75 to 3.60 crore in Bahria Town Lahore, block and position swinging the band
  • Rs 1.90 to 3.90 crore in DHA Phase 9 Prism, where block geography nearly doubles the ask
  • Rs 3.70 to 4.50 crore in Valencia Town, and Rs 3.75 to 5.50 crore in Lake City's M sectors
  • Rs 3.80 to 5.50 crore in DHA Phase 7, and Rs 4.75 to 6 crore in Phase 4's KK blocks
  • Rs 6.50 to 7.20 crore in DHA Phase 6, and Rs 6.60 to 8 crore in Phase 5, the city's most expensive kanal ground

Each band was confirmed against fresh live cards in two independent research pulls on the same day. Societies where the data did not hold up under a second check get no band at all in this article. A blank cell is more honest than a guess.

1 kanal asking bands by society, October 2026

Society1 kanal asking bandPer marlaWhat the band hides
Khayaban-e-AminRs 1.10 to 1.80 cr~5.5 to 9 lakhCheapest confirmed kanal band in the city. The Q block holds the floor; corner and park-facing S block cards hold the top. One dealer template appears across five-plus cards, so the count of listings overstates the number of sellers.
Bahria Town LahoreRs 1.75 to 3.60 cr~8.75 to 18 lakhSector C card at Rs 1.75 crore anchors the floor; a Nishtar "builder location" card at Rs 3.60 crore carries "Disputed" plus "File" tags, so read it as caution, not ceiling.
Bahria OrchardRs 1.75 to 2.80 cr~8.75 to 14 lakhSeparate project from Bahria Town, always. A current dealer board updated this week anchors the band; one Rs 3.2 crore Eastern ask floats above it as a hot ask.
DHA Phase 9 PrismRs 1.90 to 3.90 cr~9.5 to 19.5 lakhThe widest confirmed DHA band at this size. Block N at Rs 1.9 crore sits a full Rs 1.5 crore below Block A's possession asks. A dealer blockwise board updated 21 October agrees, Rs 1.8 to 3.9 crore overall.
Valencia TownRs 3.70 to 4.50 cr~18.5 to 22.5 lakhFreshest anchor of the day: a Block B card at Rs 3.7 crore added less than an hour before our research. A Rs 3.9 crore J Block "urgent sale" card carries "Disputed" and "File" tags, so it is a forced sale, not the band floor.
Lake CityRs 3.75 to 5.50 cr~18.75 to 25 lakhM sector resale anchors the band; the official developer rate sits at Rs 5 crore, so a chunk of resale trades at a discount to the society's own board.
DHA Phase 7Rs 3.80 to 5.50 cr~19 to 27.5 lakhClean cluster. Two "hot deal" Z2 cards at Rs 2.5 and 2.75 crore sit 40 to 50 percent below it; they are bait or distress, not the market.
DHA Phase 4Rs 4.75 to 6.00 cr~24 to 30 lakhKK blocks only, the phase's signature double-letter cut. The working core is Rs 4.75 to 5.7 crore.
DHA Phase 6Rs 6.50 to 7.20 cr~32.5 to 36 lakhThe tightest premium band this week: five fresh cards across Blocks B, C, D and G agree within a few lakh. A Block A card at Rs 4.25 crore sits 40 percent below the cluster and reads as bait.
DHA Phase 5Rs 6.60 to 8.00 cr~33 to 40 lakhThe top of the city's kanal market. Fresh cards in Blocks G, H and C anchor the band; the 8 crore ceiling comes from the developer's own board.

The per-marla lens, and why the kanal is the comparison size

Dealers quote plot prices; professionals compare per marla. At the kanal cut the arithmetic does more work than at any other size, because the absolute prices are high enough that small per-marla differences become crores.

Look at the table above through that lens. Khayaban-e-Amin at Rs 5.5 to 9 lakh per marla and Phase 5 at Rs 33 to 40 lakh per marla are the same 20 marlas of land at a roughly 7x spread. That spread is the whole Lahore market in one number: land is land, but location, possession, dues and paperwork decide the price.

The second pattern is the volume discount. In almost every society, a kanal costs less per marla than a 5 marla cut in the same scheme. Our guide to choosing a plot size works through the arithmetic: fewer buyers can afford the absolute ticket, so the market pays you a discount per unit for taking the bigger cut. That is why comparing a 5 marla per-marla rate against a kanal per-marla rate to claim one is "overpriced" is a category error. Compare within the size, then within the block.

But the discount has limits. A corner, park-facing kanal in a hot block can quote per-marla rates that beat an average 5 marla elsewhere. Position can erase the size effect entirely. Always compare within the same block, not across phases.

The across-the-road discount, at kanal scale

Stand on Defence Road in front of Valencia Town's main entrance and look across the street. You are looking at Khayaban-e-Amin. A 1 kanal plot on the Valencia side asks Rs 3.7 to 4.5 crore. The same size across the road asks Rs 1.10 to 1.80 crore. Same corridor, same commute to the Ring Road interchange, roughly half the per-marla rate, and at the kanal size the rupee difference is Rs 2 crore or more.

That discount is real and it holds at every size this month, as our Khayaban-e-Amin guide showed in detail. It is also not free. Khayaban-e-Amin is still maturing, and its cheapest cards sit in extension blocks with thinner dealer activity. The lesson is not that one side of the road is a bargain; it is that the corridor's pricing is transparent enough that you can price the premium you are paying for Valencia's maturity, in crores, and decide whether it is worth it to you.

Files are not plots, and the kanal file market is where it bites hardest

One kanal files trade at a fraction of ground plots, and the two get filed under the same search terms. This week a Phase 10 1 kanal allocation file card appeared with "DHA Phase 1" location tags while the body described a Phase 10 file. A buyer searching Phase 1 kanals at Rs 4.5 to 6 crore would trip over paper asking under Rs 1 crore, and the card looks like the deal of the year until you read past the location tag.

The rule that never fails: read the description, not the tag. A file is a claim on a future plot, not a plot. It has its own market, its own affidavit-versus-allocation pricing, and its own risk profile. Our 10 marla city-wide guide and 5 marla city-wide guide from earlier this month spell out the same discipline at smaller cuts, where the same trap runs.

A related trap: payment-plan totals dressed as prices. Soul City's "1 kanal" figures of Rs 12.5 to 18.9 million are installment-plan totals for a developing scheme, not ground possession inventory. No possession resale card exists there right now. Quoting a plan total as the market price of a kanal in that corridor is fiction.

Traps that make 1 kanal cards the trickiest to read

Bait cards sit 40 percent below the cluster. DHA Phase 6's Block A card at Rs 4.25 crore against a Rs 6.7 to 7.2 crore cluster. DHA Phase 7's Z2 pair at Rs 2.5 and 2.75 crore against a Rs 3.8 to 5.5 crore cluster. Both are still live. Both wear "below-market" or "urgent" copy. When a card undercuts its own block by two-fifths, it is not a negotiation starter; it is bait, distress, or a problem you will inherit.
