5 Marla Plot Price in Lahore: What the Most-Traded Cut Costs Across the City

If you type "5 marla plot Lahore" into any portal today, the results will quote you anything from Rs 26 lakh to Rs 1.75 crore. Both numbers are real listings. Neither tells you what a plot costs until you know which society, which block, and whether the paper you are buying is a file or an actual plot.

The 5 marla cut is the most traded plot size in Lahore. It is the entry ticket for first-time builders and the fastest-moving inventory for dealers, which also makes it the size where misleading cards cluster thickest. This guide lays out current asking bands across the city's main societies, pulled from fresh listings on 19 October 2026, and shows you how to read them.

A note on method, because it matters: every figure below is an asking price, a seller's opening demand, not a confirmed transaction. Portals do not publish sale deeds. Treat these bands as the ceiling of the negotiation, not the value. Our plot valuation guide walks through how to turn asks into a realistic number.

The short answer

Across Lahore's main societies, 5 marla ground plots currently ask roughly:

  • Rs 26 to 80 lakh in Bahria Orchard's developing phases
  • Rs 45 lakh to 1.6 crore in Bahria Town Lahore, depending on block and dues status
  • Rs 58 to 95 lakh in LDA City's Jinnah Sector
  • Rs 95 lakh to 1.5 crore across mature DHA phases, with possession status swinging the band hard
  • Rs 1.1 to 1.65 crore in Phase 9 Town, Lake City and Johar Town's stronger pockets

The single biggest driver inside any one society is paperwork: a file, a non-possession plot and a possession plot of the same size in the same phase can price like three different products. DHA Phase 7 makes the point neatly. Files trade around Rs 29 to 33 lakh. Non-possession ground plots ask Rs 65 to 70 lakh. Possession plots ask Rs 1.50 to 1.75 crore. Same five marlas, same phase, three markets.

DHA Phase 7Rs 65 to 70 lakh / 1.50 to 1.75 crNon-possession vs possession, not a negotiation range. Files are a third market at Rs 29 to 33 lakh.
Bahria Town LahoreRs 45 lakh to 1.60 crThe Rs 45 lakh card is "nothing paid" on dues; possession-and-utility-paid cards start much higher. Sector B blocks run Rs 1.25 to 1.60 cr.

DHA Phase 4Rs 1.50 to 1.80 crAgency pages only, no fresh portal cards. Low confidence.
DHA Phase 5Rs 1.30 to 2.40 crConflict: one agency says no 5 marla plots exist; DHA records show a tiny Sector B pocket. Low confidence.
Askari 11Rs 61.5 lakh to 1 crSingle dealer source. Low confidence.
Etihad TownRs 1.32 cr resalePhase 1 resale card added two days ago. Official new plans: Phase 2 at Rs 53.5 lakh, Phase 4 at Rs 59 lakh, Phase 1 at Rs 1.20 cr.
LDA City, Iqbal SectorAround Rs 36 lakhOne fresh card. Older rate pages suggest Rs 40 to 75 lakh generally.
DHA Phase 10Files only, Rs 26 to 27.75 lakhNo ground plots on the market. Official DHA 4-year plan price is Rs 45 lakh total.

Two societies get no band at all. Gulberg has no 5 marla residential plot inventory on any portal right now; it is a 1-kanal-and-up locality. Lahore Cantt produced no current verified 5 marla cards. Leaving a cell blank is more honest than filling it with a guess.

Why the same 5 marla costs five times more in one place than another

Four things explain nearly the whole spread.

Paperwork status. A file is a claim on a future plot, not a plot. Phase 10's 5 marla files ask Rs 26 to 27.75 lakh while the official DHA plan price is Rs 45 lakh, and there is no ground plot to compare against at all. In Phase 9 Town, a file at Rs 56 lakh and a ground plot at Rs 1.45 crore wear the same society name. Never compare the two.

Possession. In Phase 7 the jump from non-possession (Rs 65 to 70 lakh) to possession (Rs 1.50 to 1.75 crore) is more than double. Possession means you can build today and utilities are available; non-possession means you are buying the wait. That gap is the price of certainty.

Block geography. DHA Rahbar's Sector 2 asks Rs 1.35 crore for the same 5 marlas that ask Rs 45 lakh in Sector 5. In Bahria Town's Sector B, the Ali, Umar and Usman blocks run Rs 1.25 to 1.60 crore while a Lalak Jan card asks Rs 45 lakh. The society name on the ad is a starting point; the block is the price.

Dues and development status. Bahria Town's Rs 45 lakh card carries a "nothing paid" note, meaning transfer dues and development charges land on the buyer. A possession-plus-utility-paid card in Tipu Sultan Extension asks Rs 65 lakh for a comparable cut. The cheaper card is not cheaper once the dues are added.

The per-marla lens

Dealers quote plot prices; professionals compare per marla. It is the fastest way to spot whether a band is sensible or an outlier. A 5 marla plot at Rs 1.35 crore is Rs 27 lakh per marla. At Rs 45 lakh it is Rs 9 lakh per marla. When two listings in the same block quote per-marla rates that differ by a factor of two, one of them has a story, a corner, a park, a dispute, or a typo.

Smaller cuts almost always cost more per marla than larger ones in the same society, because the buyer pool is deeper. Our guide to choosing a plot size works through that arithmetic across 5 marla, 10 marla and 1 kanal.
