Khayaban-e-Amin Lahore Plot Prices: How to Read a Listing Before You Pay

Khayaban-e-Amin sits directly opposite Valencia Town on Defence Road, yet its 5 marla plots ask Rs50 to 75 lakh against Valencia's Rs1.1 crore and above. This guide breaks down fresh October 2026 asking prices by size and block, and shows you which listings deserve your trust.

Khayaban-e-Amin Lahore Plot Prices: How to Read a Listing Before You Pay

Stand on Defence Road in front of Valencia Town's main entrance and look across the street. You are looking at Khayaban-e-Amin. A 5 marla plot on the Valencia side asks Rs1.1 crore and above. The same size across the road asks Rs50 to 75 lakh. Same corridor, same commute to the Ring Road interchange, roughly half the per-marla rate.

That discount is real, but it is not free. Khayaban-e-Amin is a Sahir Associates development that is still maturing, and its listings carry their own traps: dealer template cards, a similarly named neighbouring scheme, and an extension-block tier that looks like bait until you check the pattern. This guide uses fresh listings pulled this week to show you what is actually on the market.

Every figure below is an asking price seen on portal listings, not a confirmed transaction. Dealers ask; buyers negotiate. Treat the bands as the ceiling, not the value.

The short version

  • 5 marla: Rs50 to 75 lakh in the core blocks (N, E, L, C, B). A second tier at Rs35 to 41 lakh exists in the extension blocks, with enough cards to take seriously.
  • 10 marla: Rs1 crore to Rs1.6 crore, with Block L and Block N carrying the premium.
  • 1 kanal: Rs1.15 crore to Rs1.65 crore. Per-marla, this is the cheapest cut in the society by a wide margin.
  • The across-the-road discount: Khayaban-e-Amin 5 marla plots ask roughly 32 to 48 percent less than Valencia's, for land on the same Defence Road corridor.
  • The biggest traps: same-template dealer cards that look like independent listings, a similarly named "Khayaban-e-Zafar" project with disputed approval status, and commercial cards polluting residential searches.
  • Portal ad ages are unreliable. Treat "added X ago" as approximate.

Where the society stands

Khayaban-e-Amin is developed by Sahir Associates on Defence Road, directly opposite Valencia Town's main entrance, with the Lahore Ring Road running through the scheme and its own interchange. That interchange is the single biggest connectivity fact on any listing: it puts the society minutes from both the Ring Road and the Defence Road corridor toward DHA and Lake City.

Graana's society page describes Khayaban-e-Amin as LDA-approved. One Zameen advertisement cites an LDA approval number, but our research could not verify that number against a reliable source, so we will not repeat it here. The practical step is the same as for any private scheme: verify the society's approval status yourself on LDA's own records before paying anything.

Blocks run alphabetically. Zameen search data shows Block L is the most-searched block by a clear margin, followed by N, C, Q, S and M. Most of this week's fresh listings cluster in L, N and B, which tells you where the dealer activity is concentrated.

One honest disclosure: Shakir Estate's office sits in Valencia's H-Block commercial area, directly across Defence Road from Khayaban-e-Amin. We watch this corridor daily.

5 marla: Rs50 to 75 lakh, plus an extension tier

This is the society's most traded cut and the one with the cleanest data. Six fresh cards define the core band:

  • Block N: Rs57 lakh (possession plot, 40ft road)
  • Block E, corner plus park: Rs60 lakh
  • Block L: Rs65 lakh (near park and the society office)
  • Block C: Rs65 lakh
  • Block B: Rs75 lakh
  • Block L corner cards at Rs70 to 75 lakh appeared in yesterday's pull but did not repeat today

At Rs10 to 15 lakh per marla, this is the society's liquidity cut. Corner and park-facing positions carry the top end, exactly as you would expect.

Then there is the tier that looked like bait yesterday and reads differently today. Multiple cards at Rs35 lakh (Block H Phase 1, live on both Zameen and Lamudi), Rs38 lakh (Block N Extension) and Rs41 lakh (Block P) form a consistent low tier. Yesterday this looked like one outlier ad. With five cards across two portals, it is a genuine extension-block tier: older-phase and outer blocks trading at a real discount to the core. The Rs35 lakh Block H card has been live for days at an unchanged price, which suggests a real listing rather than a price that moves every morning.
