NFC Phase 2 Lahore Plot Prices: How to Read a Listing Before You Pay
NFC Phase 2 sits beside Bahria Town at a fraction of Bahria prices, but its listings hide two different prices for the same plot: possession plots with dues paid, and older board prices that exclude development charges. This guide separates them, with asking ranges by size and block.

NFC Phase 2 Lahore Plot Prices: How to Read a Listing Before You Pay
A 1 kanal plot in NFC Phase 2 was asking Rs 80 lakh on one portal this week and Rs 95 lakh on another, while a 5 marla plot in the same society asked anywhere from Rs 23 lakh to Rs 37 lakh. None of those numbers is wrong on its face. The society sells two different products under one name, and older dealer boards quote a third number that leaves a whole cost out. If you compare listings without asking which product each card is selling, you will compare prices that were never comparable.
Every figure below is an asking price, not a confirmed sale. Bands made it into this article only when two independent research pulls on 28 October 2026 agreed on them, and thin cells are labelled thin rather than dressed up as a market.

The short answer
| Cut | Asking range | What the range is made of |
|---|---|---|
| 5 marla | Rs 23 lakh to Rs 37 lakh | Possession and all dues paid cards sit at Rs 30 lakh to Rs 37 lakh; one unstated status card in Block K sits at Rs 23 lakh |
| 10 marla | Rs 46 lakh to Rs 58 lakh | Possession and ready for possession cards only; no fresh non possession card was found |
| 1 kanal | Rs 80 lakh to Rs 95 lakh | Standard plots in Blocks A, B and E; no status stated on these three cards |
| 2 kanal | Not verified | No NFC Phase 2 two kanal card surfaced in either research pull, so no band is published |
Normalised per marla, the bands sit close together, which is itself useful. Five marla works out to roughly Rs 4.6 lakh to Rs 7.4 lakh per marla, 10 marla to Rs 4.6 lakh to Rs 5.8 lakh per marla, and 1 kanal to Rs 4 lakh to Rs 4.75 lakh per marla. The small cut carries the widest spread because its cheapest card is an unstated status listing, not a possession plot. Strip that card out and the possession market is tighter than the headline range suggests.
Two prices for the same plot
The first split is possession. Fresh possession evidence is strong this week: a 5 marla on ground ready to possession plot on Multan Road asked Rs 30 lakh, and a 5 marla all dues paid card asked Rs 37 lakh. For 10 marla, a ready for possession on ground plot asked Rs 58 lakh and an all dues paid card asked Rs 46 lakh. Those are the cards a buyer can actually walk onto and build on, and they set the top of each band.
No fresh card explicitly labelled non possession or file only appeared in either pull. That means no current non possession band can honestly be stated. An older guide, about 19 months old, put non possession 5 marla at Rs 15 lakh to Rs 25 lakh, 10 marla at Rs 35 lakh to Rs 40 lakh and 1 kanal at Rs 45 lakh to Rs 50 lakh. Those figures are quoted here only as dated contrast, not as October 2026 rates. A file in a block without possession is not a cheaper version of a possession plot. It is a different product with a different timeline, and it should never be averaged into the possession band.
Land cost only, or all in
The second split is the one that catches buyers after the deal. Dealer boards in NFC Phase 2 have traditionally quoted land cost only, with a note of their own that development charges are not included and that buyers must pay at least half the development charges before transfer in the society office. A board price and an all dues paid portal card therefore describe different totals even when the plot is identical.
Fresh portal cards make the contrast explicit. The 5 marla Rs 37 lakh card and the 10 marla Rs 46 lakh card both say all dues paid. Those asks claim the dues are inside the number, unlike board prices. What cannot be stated is the current development charge itself. Old boards from 2018 put it at Rs 6 lakh for 1 kanal, Rs 3 lakh for 10 marla and Rs 1.5 lakh for 5 marla, but those figures are eight years old and are not published here as current charges. Confirm the outstanding balance with the society office before transfer, and get it in writing, because a board price that looks like a bargain can stop looking like one once the dues are added.
What the blocks actually show
Only four block cells could be fixed from fresh cards. Everything else is blank, and blank is the honest answer when no fresh card exists.
| Block | 5 marla | 10 marla | 1 kanal |
|---|---|---|---|
| A | Not verified | Not verified | Rs 95 lakh, posted about a day ago |
| B | Not verified | Not verified | Rs 80 lakh, rechecked live on 28 October |
| E | Not verified | Not verified | Rs 80 lakh |
| K | Rs 23 lakh, status not stated | Not verified | Not verified |
| All other blocks | Not verified | Not verified | Not verified |
Block A asking Rs 95 lakh against Blocks B and E at Rs 80 lakh is a real spread, but with one card per block it is a starting point for negotiation, not a block ranking. Older block tables from 2018 and 2019 still circulate online with detailed block by block rates. They are stale and were left out. A January 2026 analytical report also tried to split possession blocks from non possession blocks, but it lists Block F in both lists, so neither list is repeated here as fact.
The traps in NFC Phase 2 searches
Search results for NFC Phase 2 are messier than the society itself, and four traps account for most of the confusion.
Phase 1 is not Phase 2. A two kanal card that surfaced in this research belongs to NFC Phase 1, Block B on Central Avenue. It has nothing to do with Phase 2 pricing, and any two kanal figure attached to NFC Phase 1 must not be carried into a Phase 2 comparison. This is also why this guide publishes no two kanal band: no genuine Phase 2 two kanal card was found.
New Lahore City pollutes the results. Portal searches for NFC 2 return large numbers of New Lahore City Phase 2 cards, which is a different society nearby, often at higher prices. Several snippets that look like NFC 2 prices are actually New Lahore City. Only cards whose location field reads NFC 2 were counted in the bands above. If a card's society name is vague, check the location field before trusting the number.
Bahria Town is the neighbour, not the benchmark. NFC Phase 2 sits near Bahria Town off the Multan Road and Canal Road corridor, and Bahria 1 kanal asks run far higher. Our Bahria Town Lahore plot prices guide shows why that market prices differently. A Bahria card that slips into an NFC search will wreck any average, so drop neighbour society cards before comparing.
Stale cards still rank. A Block G 10 marla card asking Rs 50 lakh is eight months old, and a Block G 5 marla card asking Rs 25 lakh had not been crawled in nearly two months. Both prices look plausible, which is exactly why they are dangerous. They were excluded from the bands. Relisting is another quiet distortion: the 5 marla Rs 30 lakh card showed as added two days ago in one pull and one day ago in the next, at the same price. That is a refresh, not a price move, and it should not be read as fresh demand.
Two more things were deliberately left out. Boulevard premiums are marketed heavily, with undated guides claiming 1 kanal on a 150 foot road at Rs 1.5 crore to Rs 1.7 crore and a January 2026 report claiming Rs 2 crore to Rs 4 crore on wider roads, but no fresh boulevard card was found to arbitrate between them, so no premium figure is published. And LDA approval for NFC Phase 2 rests only on listing claims, not on a verified authority record, so it is not asserted here. Our guide to how to check if a housing society is legal in Lahore walks through the authority check to run before paying.
What to ask before you pay
A short checklist covers most of the risk in this society. Ask for the exact phase, not just the society name, and confirm the card is NFC Phase 2 rather than Phase 1 or New Lahore City. Ask whether the plot is demarcated on the ground with possession available, or a file. Ask for the development charges statement showing what is paid and what remains, and whether the quoted price is land cost only or all in. Ask for the block and plot number, then compare it against other cards in the same block rather than against a society wide average. Finally, check the card's age and whether it has simply been relisted at the same price.
Taxes sit on top of all of this. Under the current FBR rate card, a filer buyer pays 1.25 percent under section 236K and a filer seller pays 2.75 percent under section 236C, with stamp duty and registration on top. Our property tax guide works through the full stack, and it is worth reading before budgeting, because the tax layer is calculated on valuation rules that do not always match the asking price.
Estimate your plot value before you negotiate
Ranges in this guide describe sizes and blocks, not your specific plot. The exact street, plot number, road width and dues position can move the figure meaningfully. If you already own an NFC Phase 2 plot, or you are comparing two listings and want to know which one is closer to the real market, estimate your NFC Phase 2 plot value with Shakir Estate's AI Property Value Estimator. It compares block level listings, removes outlier asks and gives a value range with a midpoint. Use it as a sanity check before paying token money.
AI valuations are estimates based on available market information and property inputs. Actual sale value can vary according to exact location, condition, plot orientation, street width, development status, demand, documentation and negotiation. Our guide to how much your plot is worth in Lahore explains the triangulation method behind a serious valuation: several comparables, normalised per marla, with the extremes thrown out.
Frequently asked questions
What is the price of a 5 marla plot in NFC Phase 2 Lahore? Fresh asks on 28 October 2026 run from Rs 23 lakh to Rs 37 lakh. Possession and all dues paid cards sit at Rs 30 lakh to Rs 37 lakh, while the Rs 23 lakh card in Block K does not state its status. These are asking prices, not transaction values.
What is the price of a 10 marla plot in NFC Phase 2 Lahore? Fresh possession and ready for possession asks run from Rs 46 lakh to Rs 58 lakh. No fresh non possession 10 marla card was found, so no current non possession band is published.
What is the price of a 1 kanal plot in NFC Phase 2 Lahore? Standard plots ask Rs 80 lakh to Rs 95 lakh, with Block B and Block E at Rs 80 lakh and Block A at Rs 95 lakh. No status was stated on these three cards, so confirm possession and dues before comparing them.
Is there a 2 kanal price for NFC Phase 2? Not one that could be verified. No NFC Phase 2 two kanal card surfaced in two research pulls on 28 October 2026, and the one two kanal card found belongs to NFC Phase 1. The cell is left blank rather than filled with a guess.
Are development charges included in NFC Phase 2 prices? It depends on the card. Dealer board prices traditionally exclude development charges, while some fresh portal cards explicitly say all dues paid. Always ask for the dues statement and confirm whether the quoted price is land cost only or all in.
Is NFC Phase 2 approved by LDA? That could not be verified from an authority record for this guide. Approval appears only as a claim on listings, which is not verification. Check the society and phase against the relevant authority's own list before paying, and treat any dealer screenshot as a starting point, not proof.
A final word
NFC Phase 2 rewards buyers who ask three questions before they compare any two numbers: which phase, possession or file, and land cost only or all in. Get those three answers and the spread in this guide starts to make sense. Skip them and the cheapest card on the screen may turn out to be the most expensive plot you ever bought, once dues, transfer costs and taxes are added.
