A 10-marla plot in Bahria Town was listed at Rs 1.15 crore on one page this week and Rs 2.25 crore on another. Both can be genuine listings. The gap usually comes down to the block, whether possession is available, and whether the dues are clear. If you do not know how to read a Bahria Town listing, the cheapest price on your screen may turn out to be the most expensive plot you ever bought.

There is no single Bahria Town plot price. The market is a spread, and learning to read that spread is what this guide is for.

First check: Bahria Town or Bahria Orchard?

This is the most common source of confusion, and the reason the two ranges must never be blended.

Bahria Town Lahore is the main, older developed project on the Multan Road / Raiwind Road side: Sectors B, C, D, E, F and G, the Overseas blocks, and established residential blocks like Jasmine, Nargis, Talha, Tauheed, Nishtar, Awais Qarni, Janiper and Shaheen. It has deep, liquid resale markets with the highest price levels.

Bahria Orchard Lahore is a newer, separate project (Phases 1 to 4, Blocks B, D, G, F and others) positioned at a lower price band. It is a different development with different documentation, transfer procedures and price levels.

A 5-marla listing at Rs 40 lakh means something very different in Sector G of Bahria Town than it does in Bahria Orchard Phase 2. Before comparing any two listings, confirm the project name in the ad.

A few specifics from this week's boards, to show how the spread works in practice:

  • A 5-marla plot in Sector G was listed at Rs 35 lakh two days ago, while a 5-marla in Overseas C with on-ground possession asked Rs 85 lakh. Same size, more than double the money. The difference is sector maturity and possession.
  • In the 10-marla band, Sector C asked Rs 1.85 crore as an "investor rate" within the last day, while Overseas B listings ran from Rs 1.25 crore near the park and masjid to Rs 2.25 crore with possession and utilities paid.
  • For 1 kanal, the contrast is sharpest: Nargis Extension (Sector C) at Rs 1.65 crore, listed three hours ago, versus a verified Sector C listing at Rs 4.70 crore added one day ago. That is the same sector, wildly different price, because of block, dues status and location premium.

Watch out for outliers before trusting any single figure. One ad titled a 5-marla plot in Sector C at Rs 2.25 crore, far above the residential 5-marla band, which suggests a miscategorized or commercial-adjacent listing. Another showed Rs 36 lakh for a Tauheed Block plot, which looks like clickbait next to the block's real band. Collect five or six listings in the same block, drop the extremes, and the middle is your market.

Two things are worth noting here. First, the 5-marla band has drifted slightly downward on fresh listings, consistent with the new developer installment deal launched in September 2026 (F2 Block Phase 2: 5 marla at Rs 30 lakh, 8 marla at Rs 47 lakh, 10 marla at Rs 58 lakh, 25 percent down with quarterly installments, reported by Manahil Estate on 23 September 2026). New supply on easy terms puts gentle pressure on resale asks, so do not anchor to older figures.

Second, read the words, not just the number. A Rs 10 lakh "plot" ad turned out to be a file, not an actual plot. Low outliers like a Rs 26 to 29 lakh 5-marla with possession and utilities not yet paid are genuine asks, but they come with payment obligations attached. The headline price is only part of the deal.

How to read any Bahria listing in five checks

Dealers write listings in shorthand. Here is what to decode before calling:

1. Project and block. Confirm Bahria Town or Bahria Orchard first, then the block and sector. Sector G and Sector F are still developing, so their asks run lower; Sectors B and C and the Overseas blocks are mature, possession-ready and priced accordingly.

2. Possession and dues. "All dues clear" means development and utility charges are paid. A plot without dues cleared can carry a large pending bill, which is why two plots in the same block can ask very different prices. Always ask for the dues statement.

3. Open form vs transferred. An open form plot has never been allotted to an individual buyer, so it changes hands without the society transfer fee and paperwork of a regular transfer. Transferred plots require both parties present at the society office plus filer status for tax purposes. Open form is simpler and usually carries a small premium.

4. Location premiums. Corner, park-facing and main-boulevard-facing plots command real premiums, typically around 10 to 15 percent over interior plots in the same block. A facing-mosque or main-entrance location can push further.

5. Ad age and outliers. Listings older than a month may reflect a dead price. Drop the highest and lowest figure in any block cluster. One stale or bait ad is enough to warp your sense of the market.

The true cost is bigger than the listing price

The ask is only the start. Buyers in Bahria Town should budget for three layers of cost on top:

  • Federal taxes. Under the FBR's current rate card, a buyer pays 1.25 percent under Section 236K and a seller pays 2.75 percent under Section 236C (filer rates), on the higher of the declared or FBR valuation.
