The Rs1.60 crore KK 9 marla card posted yesterday sits about 40 percent below every other card in the cluster. That is the classic shape of a bait listing: a below-market number designed to harvest buyer calls, or a data-entry error on a genuine card. Either way, verify by phone before treating it as evidence. One card does not make a market.
Block geography: the letters run double
Phase 4 does not have blocks A through Z. Its blocks are double letters: AA, BB, CC, DD, EE, FF, GG, HH, JJ and KK, and every live portal card uses that convention. This matters because one popular dealer directory still lists blocks as single letters, and portal search results for "Block C Phase 4" will land you in the wrong place entirely, or in a Rahbar confusion (more on that below). When a card says a block, check that it says it twice.
Premium pockets, per multiple sources: CC (civic commercial and sports complex), BB (limited supply near the Scarsdale school), AA (Ghazi Road access), FF (DHA Club and commercial zone), DD (the CCA commercial spine), and gated KK. The freshest premium evidence is on 1 kanal: a Block DD corner plot added yesterday at Rs6 crore tops the residential cluster, against a Block KK 1 kanal on Zameen at Rs5.4 crore added a week ago with a verified tag. At the channel level, that is about Rs30 lakh per marla for the DD corner against about Rs27 lakh for KK. A corner in the right block moves the needle more than the size on the card.
Western blocks bordering Phase 3's Y block and eastern blocks near Phase 5's Z block also carry the boundary premium, though nothing fresh this morning confirmed it with a live card.
Cheaper than Phase 5? Mostly at the top, clearly at the entry
Dealers pitch Phase 4 as the value play next to Phase 5, so we checked it against our Phase 5 price guide from last week. Phase 5's October asks run 5 marla Rs1.5 to Rs1.7 crore, 10 marla Rs2.1 to Rs3.8 crore, 1 kanal Rs3.65 to Rs7.5 crore. Phase 4 this morning runs 10 marla Rs2.6 to Rs3.7 crore and 1 kanal Rs4.5 to Rs6 crore. The bands overlap heavily. Phase 4's 1 kanal top is genuinely lower (Rs6 crore against Phase 5's Rs7.5 crore), and its bottom is higher, which means the discount is real but modest on like-for-like cuts. It is not the half-price story some boards imply.
Where the value claim is genuinely strong is entry. Phase 4's 5 marla segment, the only one in the older phases, is quoted at Rs1.2 to Rs1.8 crore on a dealer guide, which undercuts Phase 5's fresh Rs1.5 to Rs1.7 crore cluster at the bottom. One caution: no fresh portal card confirmed the 5 marla band this morning, so treat it as a guide reading with low confidence, not a live price. The same logic runs backward to our Phase 3 guide, where 1 kanal vacant plots ask Rs5.5 to Rs6.5 crore: Phase 4 sits just under Phase 3 on plots, consistent with the prestige ladder dealers quote.
1 kanal: the band and the two cards that anchor it
One kanal is Phase 4's deepest market, and the two freshest cards agree on the shape. A Block KK 1 kanal on Zameen at Rs5.4 crore (added a week ago, verified tag) and a Block DD corner 1 kanal at Rs6 crore (added yesterday) sit at the top of the band. Below them, a Lamudi card at Rs4.65 crore is worth a cautionary note rather than a data point: its title says "DHA Phase 2 Sector C" while the URL and location say Phase 4, and Phase 4 uses blocks, not sectors. A card that cannot name its own scheme is not evidence.
Dealer guides run wider and lower: one rate board puts 1 kanal at Rs3 to Rs5.25 crore, which only touches the bottom of the fresh cluster. That disagreement is itself information. Dealer index tables blend older cards and all positions, while the fresh cards are sitting inventory. When a board and the portals disagree, the freshest card wins, and the board keeps you honest about the floor.
5 marla and 2 kanal: thin data, read as such
Honesty requires admitting what the morning scan did not find. No fresh portal card for a 5 marla plot surfaced; the Rs1.2 to Rs1.8 crore band is a dealer's 2026 guide, and the low end should be read as aspirational until a live card confirms it. The 2 kanal market is worse: one guide quotes Rs13 to Rs18 crore while another says Rs5.3 to Rs10 crore, and there is no third source or live card to settle the argument. We are publishing the disagreement rather than a single number, because a single number would be invented. If a card quotes you a 2 kanal figure outside Rs11 to Rs18 crore, ask which guide they are reading and what has actually listed this month.
The 4 marla commercial card next to your residential search
Four fresh Zameen cards price 4 marla commercial in Block DD at Rs6.5, Rs6.95, Rs7.3 and Rs7.5 crore, all within the last two weeks. One dealer's board stretches the band to Rs10.5 crore for frontage positions. Here is why this matters to a residential buyer: a 4 marla commercial card at Rs7 crore sits in the same price zone as a residential 1 kanal, and portal filters mix them freely. If you sort by price without checking the type, the commercial cards will quietly poison your residential average. Check the type filter first, then read the position: boulevard frontage moves a commercial card more than the block does.
A single 8 marla commercial card in DD at Rs17.4 crore also surfaced, one data point only, not a band.
Listing-reading traps, seen this week
The bait card is only the start. Four more patterns showed up in live results this morning.
The impossible 1 kanal in Block FF. An OLX card prices a "kanal good location plot" in Block FF at Rs1.25 crore, about 75 percent below the 1 kanal cluster. That is either a mislabelled size or a different scheme wearing the Phase 4 name. It is not a bargain.
The Bahria EE card wearing DHA clothes. A 1 kanal card at Rs3.10 crore is titled "Block EE Sector D Bahria Town" but filed under DHA Phase 4 Block EE. Both schemes have EE blocks, and portal search engines mix them up. Read the location breadcrumb, not the headline.
Rahbar Phase 4 is not Phase 4. Zameen index and portal results for "Phase 4" constantly return DHA 11 Rahbar Phase 4 cards, like a 5 marla at Rs53 lakh, roughly a third of real Phase 4's floor. Rahbar is a different, much cheaper scheme on the eastern corridor. If the price looks too good, it is Rahbar.
The wrong city entirely. Graana's "DHA Phase 4" pages describe Islamabad, and one agency's commercial report quoting Rs9 crore for a 4 marla commercial is DHA Phase 4 Rawalpindi, off GT Road near the Centaurus and Bahria Expressway references. Neither belongs in a Lahore price conversation. Check the city line before quoting anything.
Three more mechanical traps: 370-day-old dealer boards that still rank and crawl as if current (their KK 9 marla range happens to match today, but the inventory is long gone), the same KK 10 marla card at Rs3.20 crore appearing three times across three weeks (one reposted plot, not three data points), and "starting from" guide prices presented as market prices. They are consultants' floors, not listings.
One thing Phase 4 does not have: a file market
Because Phase 4 is fully developed, there is no allocation or affidavit file market here. Files trade in undeveloped phases; Phase 4's rate board entries on file-comparison pages are conspicuous by their absence, exactly as expected. One site publishes "file rates" for DHA Phase 4 that sit far below live plot clusters, which reads as a stale plot-rate guide mislabelled as file rates. We excluded it rather than quote it. If a dealer offers you a Phase 4 "file," you are being offered something that does not exist.
Estimate your Phase 4 plot's value
Bands are a starting point. Your exact block, corner or park-facing position, road width and whether the card you are comparing is genuinely in Phase 4 (not Rahbar, not Islamabad, not Bahria) move the number materially inside any range. If you want a data-driven number for a specific plot, estimate your Phase 4 plot's value with Shakir Estate's AI Property Value Estimator, which matches block-level comparables and normalises per marla instead of quoting a phase average.
AI valuations are estimates based on available market information and property inputs. Actual sale value can vary according to exact location, condition, plot orientation, street width, development status, demand, documentation and negotiation.
Frequently asked questions
What is the current 9 marla plot price in DHA Phase 4? October 2026 asks run Rs2.6 crore to Rs3.25 crore, all in KK block, the only block with the 33 by 64 ft cutting. That is roughly Rs29 lakh to Rs36 lakh per marla. A Rs1.60 crore card seen yesterday sits 40 percent below the cluster and should be treated as bait until verified by phone.
Is DHA Phase 4 cheaper than DHA Phase 5? Modestly, on like-for-like cuts. Phase 4's 1 kanal band of Rs4.5 to Rs6 crore sits below Phase 5's Rs3.65 to Rs7.5 crore at the top end, and the 10 marla bands overlap. The real value edge is entry: Phase 4's 5 marla segment undercuts Phase 5's floor, though no fresh portal card confirmed the band this week.
Which block is best in DHA Phase 4? It depends on budget. DD and CC command the commercial and premium residential positions, BB carries limited supply near the school, AA sits on Ghazi Road access, and gated KK leads the 9 and 10 marla market with the newest-feel streets. Premium pockets show up in the cards: a DD corner 1 kanal asks Rs6 crore against Rs5.4 crore for KK.
Are there plot files in DHA Phase 4? No. Phase 4 is fully developed, so there is no allocation or affidavit file market. Any site quoting "file rates" for Phase 4 is mislabelling a stale plot guide. Ask for the allotment letter and possession status instead.
How do I avoid bait listings in Phase 4? Check the block letter is double (AA, not A), the city line says Lahore (not Islamabad or Rawalpindi), the scheme is central DHA (not Rahbar), the size in the body matches the header, and the card is genuinely a current listing rather than a 370-day-old board still ranking. Our plot valuation guide walks through the triangulation method step by step, and our plot-size guide explains why per-marla math catches what headers miss.
The bottom line
DHA Phase 4's market makes sense once you read it as three things: the KK block 9 marla niche at Rs2.6 to Rs3.25 crore (do the per-marla math, not the header math), a block-driven 1 kanal band of Rs4.5 to Rs6 crore with DD and KK at the top, and a 5 marla entry segment that exists on dealer guides more than on portals this week. Against Phase 5 the discount is real but modest. The danger, as always in central DHA, is the search results: Rahbar, Islamabad, Bahria and bait cards all borrow the Phase 4 name, and the cheapest card in your results is usually not in the scheme at all.
Budget for the transfer too: a Lahore purchase carries federal advance taxes, Punjab stamp duty and the society's own transfer schedule on top of the price. Our property transfer tax guide works through the full cost with examples, and this morning's post on the real cost of buying a plot in Lahore shows the all-in arithmetic on a 1 kanal-style deal.
