DHA Phase 3 Lahore Plot Prices: How to Read a Listing Before You Pay

DHA Phase 3 looks simple: mature blocks, settled houses, a notch below Phase 2. The portals are messier: three schemes all named Phase 3, a luxury tier inside the 10-marla band, and vacant plots too thin to price by the card. October 2026 asks by size and block, and how to read each listing.

DHA Phase 3 Lahore Plot Prices: How to Read a Listing Before You Pay

DHA Phase 3 sits in the middle of central DHA, between Phase 2 and Phase 4, with 26 blocks, a commercial hub at Y Block, and houses that change hands far more often than empty plots. It is one of Lahore's older, fully developed phases, and the market here behaves differently from the file-driven phases nearby. Dealers like to pitch it as a value play against Phase 2, and there is some truth in that. The listings, though, hide more traps than the phase's reputation suggests.

Last updated: 20 October 2026. Reviewed by Shakir Estate. Every figure below is an asking price from live portal listings or dealer rate guides pulled on 20 October 2026, not a confirmed sale. Asking prices are the seller's opening position, and the final price usually sits below the card.

The October 2026 numbers at a glance

SizeAsking band (Oct 2026)What the data rests on
1 kanal houseRs 6.6cr to Rs 7.15cr (live)Two live listings, unchanged prices, fresh cards
1 kanal vacant plotRs 5.5cr to Rs 6.5crLive dealer inventory plus guide band
10 marla house, standardRs 2.8cr to Rs 4crDealer guides, used and standard construction
10 marla house, luxury or new buildRs 6.45cr to Rs 6.5crTwo live cards in the same segment
10 marla vacant plotRs 3.8cr to Rs 5.5crDealer guides only, thin live inventory
2 kanal houseRs 12cr to Rs 16crDealer guides only
2 kanal vacant plotRs 12cr to Rs 18crDealer guides only
5 marlaRs 2.2cr to Rs 3.2crDealer guides only, rare cuttings

The most important row in that table is the one for 1 kanal houses. Two live cards, a Block Y bungalow at Rs 6.75cr and an owner-built 5 bed house at Rs 7.15cr, have sat at unchanged prices through mid-October. That is the market's clearest signal: finished houses in Phase 3 have real, visible supply. Vacant plots do not.

This is a house market, not a plot market

Ask dealers for a vacant plot in Phase 3 and you will get guide bands, not live options. We found exactly one dealer inventory line for a 1 kanal plot this week: W-860 at Rs 5.6cr, inside the Rs 5.5cr to Rs 6.5cr guide band, with corner options reaching the top of the band. Nobody had a fresh, independently listed vacant 10 marla plot. The 5 marla band of Rs 2.2cr to Rs 3.2cr is guide-only too, and 5 marla cuttings are rare in this phase anyway.

That changes how you should approach the phase. If you want to build, you need to verify by phone before visiting, because the inventory is thin and what exists moves between dealers. If you want to move in, the house side is where the live stock is.

Run the plot versus house math honestly. A 1 kanal plot at Rs 5.5cr to Rs 6.5cr plus construction: grey structure in Lahore runs Rs 2,800 to Rs 3,500 per square foot, and a full A-grade turnkey finish runs Rs 6,700 to Rs 8,800. On a 4,500 sq ft covered area, a mid-range finish alone lands near Rs 3.4cr, putting the all-in build at roughly Rs 9cr to Rs 10cr. Against that, a finished 1 kanal house is asking Rs 6.6cr to Rs 7.15cr today. Buying ready is usually cheaper than building in Phase 3 right now, unless the plot you find is at the very bottom of the band and your finishing is modest. Older houses that need work, like the Z Block solid home listed at Rs 8.5cr as a renovation play, need their own costing, not a headline comparison.

10 marla houses come in two price bands, not one

The 10 marla house market in Phase 3 splits cleanly in two, and mixing them up is the fastest way to misread a listing. Standard and used 10 marla houses sit at Rs 2.8cr to Rs 4cr per the dealer guides. Then there is a luxury or new-build tier at Rs 6.45cr to Rs 6.5cr: one card still live on jaageer, a 4 bed 5 bath near Ghazi Road, and a second card on OLX for a luxury furnished 10 marla with a full basement and solar system, in the same segment. Two cards make a tier, not an anomaly.

The gap between the tiers, over Rs 2cr on the same nominal size, is construction age, finish level and extras. A brand-new luxury build with basement, imported fittings and solar costs crores more than a 15-year-old standard house, and both are legitimately called "10 marla house in DHA Phase 3." When one card breaks the band you expect, check the finish, the age and whether the cheaper band is stale before you decide which number is real.

Block geography inside Phase 3

Phase 3 has 26 blocks, A to Z, and position moves the needle. Y Block is the commercial hub and the gravity well of the phase: blocks W, X and Y near it carry the premium, and the live Block Y house at Rs 6.75cr sits at the top of the current 1 kanal cluster. Park-facing streets in H, J and K blocks also command more. The entry blocks A, B and C on the Canal Road side are the cheaper end.

Dealer index tables report block averages like Rs 18.33cr for Y and Rs 8.43cr for Z, but those blends include commercial stock and all sizes, so do not quote them as residential benchmarks. The honest per-marla picture: a 1 kanal live ask of Rs 6.75cr works out to about Rs 33.75 lakh per marla, while a 10 marla standard house at Rs 4cr is about Rs 40 lakh per marla. Small cuts carry a liquidity premium even here, which matches the pattern across central DHA.

The "Phase 3" in your search results is three different schemes

This is the trap that costs buyers the most time, and it is live right now.

DHA Phase 3 is the real thing: central DHA between Phase 2 and Phase 4, 1 kanal houses asking Rs 6.6cr to Rs 7.15cr, 1 kanal plots Rs 5.5cr to Rs 6.5cr.

DHA 11 Rahbar Phase 3 is a different scheme on the eastern corridor, nowhere near central DHA. Its numbers sit roughly half of real Phase 3: 5 marla plots at Rs 55 lakh to Rs 95 lakh by block stage, 10 marla plots around Rs 85 lakh to Rs 1.6cr, 1 kanal plots Rs 1.5cr to Rs 2.8cr. Fresh cards are still landing: a 10 marla Rahbar plot in Sector 4 Block Q at Rs 2.25cr was added this week, and Rahbar 10 marla houses ask Rs 5.5cr to Rs 6.25cr. If you see a "Phase 3" 1 kanal at a price that looks too good to be true, open the map, not just the listing. That price is usually Rahbar.

DHA Islamabad Phase 3 shows up in Lahore searches too, with 1 kanal plots asking Rs 1.55cr to Rs 1.85cr. Those are not bargains. They are a different city.

Listing-reading traps, seen this week

Beyond the scheme mix-up, four patterns showed up in live listings this week.

Phase 6 cards wearing Phase 3 URLs. Several dealer cards are filed under "DHA Phase 3" in their URLs but the body copy describes Phase 6: Sector A, H, J, K, S and Z-1/Z-2 parks, Ring Road two minutes away, LUMS and Walton Cantt references. The pattern is repeatable, so check block numbers and landmarks against the headline phase.

Header says Phase 3, location tag says Phase 4. A live OLX card from this week advertises a 10 marla house "in DHA Phase 3" at Rs 4.75cr, but the location tag reads DHA Phase 4, Lahore. One of the two is wrong. Do not use that Rs 4.75cr figure as Phase 3 evidence.

Same plot, two prices. Plot W-860, the one live 1 kanal plot we could confirm, is listed at Rs 5.6cr by one dealer and Rs 5.5cr on a Zameen card. That is two dealers, or an updated demand, not a market move. Quote the live figure and confirm which one answers the phone.

Commercial leaking into residential searches. An 8 marla commercial plot in Block XX Khayaban-e-Iqbal at Rs 17cr sits in residential result sets, and an index card for a luxury 4 kanal deal at Rs 44cr does the same. Strip commercial cards out before you average anything.

Phase 2 versus Phase 3: does the value claim hold?

Dealers pitch Phase 3 as running 10 to 20 percent below Phase 2 for comparable infrastructure. Our guide to DHA Phase 2, published this morning, found 1 kanal asks of Rs 3.75cr to Rs 6cr there, with thin vacant inventory and a house market rather than a plot market. Phase 3's 1 kanal live house cluster at Rs 6.6cr to Rs 7.15cr and plot band at Rs 5.5cr to Rs 6.5cr land roughly in the same zone for plots and a notch below Phase 2's house ranges, so the dealer's discount claim roughly holds for buyers comparing finished 1 kanal houses.

The reason for any discount is geography, not quality. Phase 3 has the same federal-authority transfer security, mature utilities and road network as its neighbours. What it lacks is Phase 2's prestige blocks. For a buyer who wants a settled, developed phase without paying for the most expensive street names, that gap is the whole point.

Estimate your Phase 3 property's value

Ranges are a starting point. Your exact block, plot orientation, corner or park-facing position, possession status and construction quality move the number materially inside any band, and dealer guides cannot see your specific plot. If you want a data-driven number for a particular property, estimate your Phase 3 property's value with Shakir Estate's AI Property Value Estimator, which matches block-level comparables and normalizes per marla instead of quoting a phase average.

AI valuations are estimates based on available market information and property inputs. Actual sale value can vary according to exact location, condition, plot orientation, street width, development status, demand, documentation and negotiation.

Frequently asked questions

What is the current 1 kanal plot price in DHA Phase 3? October 2026 asking bands run Rs 5.5cr to Rs 6.5cr, with corner options at the top. Live inventory is thin; verify by phone before visiting, because most figures come from dealer guides rather than fresh listings.

Is DHA Phase 3 cheaper than DHA Phase 2? For finished 1 kanal houses, yes, roughly by the 10 to 20 percent dealers quote. Phase 3 live 1 kanal house asks cluster at Rs 6.6cr to Rs 7.15cr. The discount is a prestige gap, not a quality gap: same authority, mature development, less famous blocks.

What should I verify before paying token in Phase 3? That the listing is actually in central DHA Phase 3 and not Rahbar, Islamabad, or a mislabeled Phase 4 or 6 card. Check the block letter against the scheme, the location line against the headline, and the allotment documents through DHA's own office. Our guide to verifying a society's legality covers the DHA-specific steps, and token money in Pakistan explains what the receipt must say before money moves.

How do I value a plot that has no fresh comparable listings? Triangulate from the nearest verified anchors: dealer guide bands, the plot-vs-house math, and per-marla normalization against neighboring phases. Our plot valuation guide walks through the method step by step.

Are property taxes different in DHA Phase 3? The federal and provincial rules are the same everywhere in Lahore; what changes is the society's own transfer schedule. DHA Lahore's published schedule sets plot transfer at Rs 52,500 for 5 marla, Rs 105,000 for 10 marla, Rs 210,000 for 1 kanal and Rs 420,000 for 2 kanal, with houses at 1.5 times the plot rate. Our property tax guide works through the full transfer cost with examples.

The bottom line

DHA Phase 3 is a house market priced in bands that actually make sense once you split them: Rs 6.6cr to Rs 7.15cr for a live 1 kanal house, Rs 5.5cr to Rs 6.5cr for the rare vacant 1 kanal plot, and two distinct 10 marla house tiers, standard at Rs 2.8cr to Rs 4cr and luxury new build at Rs 6.45cr to Rs 6.5cr. Against Phase 2 the dealer value pitch roughly holds for houses. The danger is not the price bands; it is the search results. Rahbar, Islamabad and mislabeled cards all borrow the Phase 3 name, and the cheapest card in your results is usually in a different scheme. Read the location line, verify the block, and confirm vacant-plot inventory by phone before you drive over.
