Gulberg Lahore Plot Prices: How to Read a Listing Before You Pay
Gulberg Lahore residential plots ask Rs2.2cr to Rs2.5cr for 5 marla and Rs26.5cr to Rs50cr for 2 kanal in fresh October 2026 listings. Learn to read the cards: residential versus commercial, the three other schemes also called Gulberg, and the stale-card traps.

Gulberg Lahore Plot Prices: How to Read a Listing Before You Pay
Search for a plot in Gulberg Lahore and the first thing you notice is that nothing agrees with anything. A 5 marla card asks Rs2.2 crore. A 2 kanal card asks Rs50 crore. Page one of one portal is entirely commercial plots, while a guide on another site quotes 5 marla residential plots at Rs23 lakh, which is off by a factor of ten. Gulberg is one of Lahore's oldest premium addresses, and its listings are some of the hardest to read at face value. Here is what current October 2026 listings actually ask, and how to separate signal from noise.

The short version
- 5 marla residential: Rs2.2cr to Rs2.5cr, confirmed by two independent current cards.
- 10 marla residential: around Rs2.75cr, thin evidence, treat as a soft band.
- 1 kanal residential: no current verified listings at all. This is a data gap, not a bargain.
- 2 kanal residential: Rs26.5cr to Rs50cr, and the spread is almost entirely about block.
- Commercial is a different market: 1 kanal around Rs15cr, 2 kanal Rs30cr to Rs35cr, Main Boulevard corridor Rs25cr to Rs27cr per kanal.
- Every portal's Gulberg search mixes in commercial cards, stale cards, and three other schemes with "Gulberg" in the name.
Current asking bands, October 2026
The table below reflects live listing cards, with each card's age noted. Gulberg's inventory is thin for a scheme this prominent, so the confidence column matters more than usual.
| Plot size | Asking range | Confidence |
|---|---|---|
| 5 marla residential | Rs2.2cr to Rs2.5cr | Strong, two current cards |
| 10 marla residential | around Rs2.75cr | Thin, one fresh card plus guide range |
| 1 kanal residential | no current listings found | Data gap |
| 2 kanal residential | Rs26.5cr to Rs50cr | Strong, but block-driven |
| 5 kanal residential | around Rs75cr | Thin, one card |
| 1 kanal commercial | around Rs15cr | Strong, two fresh cards |
| 2 kanal commercial | Rs30cr to Rs35cr | Moderate |
| Boulevard corridor commercial | Rs25cr to Rs27cr per kanal | Moderate, two cards |
The 5 marla band rests on a corner plot in Gulberg 5 added two days ago at Rs2.2cr and a Block G Gulberg II plot at Rs2.5cr. The 10 marla figure comes from one four-day-old card at Rs2.75cr, with a portal guide independently placing Gulberg III 10 marla between Rs2.5cr and Rs4.25cr. For 1 kanal residential, every current card in main Gulberg turned out to be commercial. If a 1 kanal residential card appears at a tempting number, verify the property type field before getting excited.
The first trap: residential versus commercial
Open Lamudi's Gulberg plots page and the first page of results is wall-to-wall commercial, including a 9 kanal industrial plot on Gurumangat Road that has nothing to do with anyone's house hunt. This is Gulberg's defining listing quirk. The scheme sits on Lahore's commercial spine, so portals fill its plot searches with commercial inventory.
The Type field is the whole game. A 1 kanal "plot" near Hali Road at Rs15cr is commercial. The residential 2 kanal in Block B asking Rs26.5cr is a different product in a different market. Budgeting residential money off a commercial card, or vice versa, produces nonsense numbers. Before comparing any two cards, check whether each is tagged residential or commercial, and read the description to confirm, because some cards get the field wrong.
Why one 2 kanal asks 26.5 and another asks 50
Three current 2 kanal listings tell the whole story of Gulberg pricing. A 2 kanal 2 marla in Block B, Gulberg II, asks Rs26.5cr on one portal and Rs27.5cr on another (the same plot, a roughly 4 per cent cross-portal gap, which is normal). A 42 marla park-facing plot in L Block, Gulberg III, asks Rs30cr. And a 2 kanal near link MM Alam Road asks Rs50cr.
That is an 85 per cent premium for the same nominal size a few streets apart. The premium corridor around MM Alam Road, Main Boulevard and Liberty commands it because of frontage, footfall and the option value of commercial conversion. Interior blocks trade at a different level entirely.
Per-marla math makes the pattern clearer:
| Plot | Ask | Per marla |
|---|---|---|
| 5 marla, Gulberg 5 | Rs2.2cr | Rs44 lakh |
| 5 marla, Block G Gulberg II | Rs2.5cr | Rs50 lakh |
| 10 marla, Gulberg III | Rs2.75cr | Rs27.5 lakh |
| 2 kanal 2 marla, Block B | Rs26.5cr | Rs63 lakh |
| 42 marla, L Block park facing | Rs30cr | Rs71 lakh |
| 2 kanal, MM Alam corridor | Rs50cr | Rs1.25cr |
Smaller cuts carry the highest per-marla rates, the MM Alam corridor sits in a league of its own, and a park-facing or boulevard position moves the number far more than the size does. When a card looks cheap for its size, it is usually an interior block. When it looks expensive, check how close it is to the boulevard before calling it overpriced.
If you are comparing a Gulberg plot against options elsewhere in the city, our guide to how much a plot is worth in Lahore walks through the same triangulation method with current asking bands across DHA, Johar Town, Valencia and Model Town.
Three other schemes that are not Gulberg
The second trap is the name. Portals and dealers use "Gulberg" loosely, and at least three distinct schemes get mixed into Gulberg Lahore searches:
- Gulberg Greens is in Islamabad. Every card there belongs to a different city.
- Gulberg Residencia is a separate, newer Lahore scheme. Its 5 marla cards ask Rs1.05cr to Rs1.22cr, roughly half of main Gulberg's 5 marla band. A buyer budgeting off the wrong card ends up short by crores.
- Green Fort / Green Forts 2 sits on Canal Bank Road as its own scheme, with cards like a 4 kanal plot at Rs17cr.
Nearby ads for Shah Jamal and Garden Town bleed into OLX's Gulberg pages too. None of this is fraud by itself, but a search that returns four different products under one name cannot be read at face value. Confirm the exact scheme, block and road before you compare prices.
