DHA Phase 8 Lahore Plot Prices: How to Read a Listing Before You Pay

DHA Phase 8 Lahore plot prices swing 2 to 3 times between blocks and paper types. October 2026 verified asking bands for 5 marla, 10 marla and 1 kanal plots, the Rs19 lakh affidavit versus allocation gap, and the listing traps to watch for.

DHA Phase 8 Lahore Plot Prices: How to Read a Listing Before You Pay

A 1 kanal plot in DHA Phase 8 is advertised anywhere from Rs3 crore to nearly Rs8 crore right now. Both cards can be genuine. The block decides most of it, and the paperwork behind the plot decides the rest.

Phase 8 is one of the most-searched DHA localities on Zameen, and the research behind this guide pulled fresh listings added within the last week, on 19 October 2026. Every figure below is an asking price, not a confirmed sale. Asking prices are the ceiling. The deal closes somewhere below.

Last updated: 19 October 2026. Reviewed by Shakir Estate.

The short version

  • Block geography is the price. A fresh 1 kanal card in W Block asks Rs6.7 to 7.9 crore. The same size in X Block asks Rs3 to 4.7 crore. That is nearly a two times gap inside one phase name.
  • IVY Green, the Z block pocket inside Phase 8, is the budget end. Fresh 5 marla asks sit at Rs90 to 95 lakh; 10 marla at Rs1.8 to 1.95 crore.
  • Paper moves the price by lakhs. October file-rate cards quote a 5 marla allocation file at Rs56 lakh and the affidavit version at Rs75 lakh. A Rs19 lakh gap that looks like a bargain if you compare the wrong two cards.
  • File rates and plot prices get mixed up in search results. For the same 5 marla, files trade around Rs56 to 75 lakh while possession plots ask Rs80 lakh to Rs1.35 crore. They are different products.
  • One old rate table, last updated roughly eight years ago, still ranks in search and quotes prices that no longer exist. Check the date on anything you read.

What plots are asking in October 2026

10 marlaRs1.8 to Rs2.65 croreIVY Green Rs1.8 to 1.95cr (three fresh ads); X Block Rs1.75 to 2.65cr on a dealer card, no fresh ad

Two notes on the 1 kanal band. First, the Ex Park View cards belong to a separate pocket of Phase 8, not the main blocks, so do not average them into W or X. Second, one W Block card at Rs5.1 crore sits about 30 percent below the fresh W Block cluster of Rs6.7 to 7.9 crore. Treat it as bait or unverified until you inspect the plot.

Block geography is the price

Run every shortlist through per-marla math first. It takes the emotion out of big numbers. Our plot valuation guide walks through this triangulation method step by step.

ListingAskPer-marla
1 kanal, W Block near parkRs6.75 crore~Rs33.75 lakh
1 kanal, X Block, hot locationRs3.5 crore~Rs17.5 lakh
5 marla, IVY Green Z6Rs95 lakh~Rs19 lakh
10 marla, IVY Green Z4Rs1.9 crore~Rs19 lakh

The W Block plot costs nearly twice as much per marla as the X Block plot. Both are DHA Phase 8. Buyers who shop on the phase name alone never see this coming.

W Block is the established premium pocket. Fresh ads from the last three days cluster at Rs6.7 to 7.9 crore for 1 kanal, with park-facing plots at the top and a 1 kanal plus 3 marla excess-land card at Rs7.9 crore. X Block holds the entry-level end of 1 kanal: Rs3 to 4.7 crore on four fresh ads, plus most of whatever 10 marla inventory Phase 8 has. V Block sits between, with a verified 1 kanal ad at Rs4.2 crore and dealer cards quoting around Rs6.1 crore for corner positions. T Block shows up at Rs6.3 to 6.5 crore. IVY Green, the Z1 to Z6 blocks, is where the 5 and 10 marla market lives: 5 marla asks of Rs80 to 95 lakh and 10 marla of Rs1.8 to 1.95 crore, all from ads added in the past week.

One gap in the data: there is no fresh verified 1 kanal listing in IVY Green right now, and no fresh 5 marla card for Ex Park View. Those cells stay blank until listings show up.

The Rs19 lakh paperwork trap

This is the part of Phase 8 pricing that costs buyers real money.

An allocation file is already registered in someone's name. Transferring it to you means both parties present at DHA and an active filer buyer. An affidavit file is not yet registered to any person, and dealers describe the transfer as going through DHA's affidavit process. Our file-rates guide explains this paper distinction in detail using the Phase 10 market, where the same dynamic plays out.

Why does this matter for Phase 8 plots? Because dealer file cards sit right next to plot ads in search results, and the numbers bleed together. A 5 marla file at Rs56 to 75 lakh and a 5 marla possession plot at Rs80 lakh to Rs1.35 crore are different products with different transfer processes and different money at stake. When two quotes for the same size differ by Rs15 lakh or more, ask which paper each quote is on before asking anything else.

The spread itself has widened this year. September cards quoted the affidavit at around Rs62 lakh, only Rs7 lakh above allocation. By early October the affidavit had jumped to Rs75 lakh while allocation stayed flat, making this the widest affidavit-allocation gap of 2026.

Traps hiding in the listing results

Stale tables that still rank. One block-wise rate guide for Phase 8, last updated roughly eight years ago, still appears in search and quotes Rs2.2 crore for a 1 kanal X Block plot. That number has nothing to do with today's Rs3 to 4.7 crore market. Always check the update date on a rate page before trusting a figure.

Pair pricing that reads like single pricing. A fresh ad headlines "10 Marla Pair Plot Available" in Y Block at Rs2.4 crore, but the header size reads 10 marla. "Pair" almost certainly means two 10 marla plots, about Rs1.2 crore each. Read the description before the price.

Contradictory ads. One Zameen card heads an "8 Marla Residential Plot" at Rs1.8 crore in Block Y, then the description pitches a 2 kanal plot on Main Airport Road. Header and body describe different properties. Skip these.

Bait at 30 percent below the cluster. The Rs5.1 crore W Block 1 kanal card sits a third below four fresh W Block ads at Rs6.7 to 7.9 crore. It might be a distress deal. It is more likely designed to collect calls. Either way, do not treat it as a benchmark until you have walked the plot.

What to verify before you make an offer

  • The block, plot number and documented size on the listing match the allotment letter.
  • Allocation or affidavit paper, and which transfer desk at DHA it goes through.
  • Possession status. Phase 8 is largely possession, but confirm it rather than assuming.
  • Development and dues status. "All dues clear" cards exist; silent cards may carry arrears.
  • DHA's current transfer schedule: Rs52,500 for 5 marla, Rs105,000 for 10 marla, Rs210,000 for 1 kanal, verified against our property transfer tax guide. Add 236K and stamp duty on top.
  • Corner, park-facing and main-road premiums are real. Expect them in the ask rather than as surprises.

Frequently asked questions

What is the current 1 kanal plot price in DHA Phase 8? Fresh October 2026 ads ask Rs3 crore to Rs7.9 crore, and the block decides where you land. W Block clusters at Rs6.7 to 7.9 crore, X Block at Rs3 to 4.7 crore, T Block at Rs6.3 to 6.5 crore and V Block around Rs4.2 crore. These are asking prices, not confirmed sales.

Is IVY Green part of DHA Phase 8? IVY Green is the Z1 to Z6 pocket inside Phase 8's boundaries. It carries the budget end of the phase: fresh 5 marla asks at Rs80 to 95 lakh and 10 marla at Rs1.8 to 1.95 crore. Do not mix its numbers with W Block or X Block prices.

Why is one 5 marla file Rs56 lakh and another Rs75 lakh? The cheaper one is an allocation file, the costlier one an affidavit file. They transfer through different processes at DHA. The Rs19 lakh spread in October 2026 is the widest of the year, so confirm the paper type on any quote before comparing.

Should I buy a file or a possession plot in Phase 8? They are different products for different buyers. A possession plot in X Block or IVY Green can be built on. A file is paper on a future or non-possession plot, quoted much lower for that reason. Compare within the same category only.

What transfer costs apply on a DHA Phase 8 purchase? Beyond the price, budget the buyer's advance tax under section 236K, Punjab stamp duty and DHA's own transfer fee: Rs52,500 for 5 marla, Rs105,000 for 10 marla and Rs210,000 for 1 kanal. Our property tax guide breaks down the full calculation.

Final takeaway

DHA Phase 8 is not one market. It is a premium W Block, a mid-range X and V belt, a budget IVY Green pocket, and a paper market sitting underneath all of them, each with its own price. The buyers who get hurt here are not the ones who negotiate badly. They are the ones who compare a W Block ask to an X Block listing, or an allocation quote to an affidavit one, and think they found a deal.
